NJHMFA Celebrates Middlesworth Road Supportive Housing Groundbreaking

HILLSBOROUGH – New Jersey Housing and Mortgage Finance Agency (NJHMFA), along with local officials and stakeholders, joined today in celebrating the groundbreaking ceremony for Middlesworth Road Supportive Housing, serving persons with developmental disabilities.

ADTI Housing Corp., the housing subsidiary of Alternatives, Inc. completed renovations on the single-family home located in Hillsborough Township, Somerset County, New Jersey to best serve individuals with developmental disabilities. Every resident will now have access to their own private bedroom and will share all common amenities within the project site. The amenities include the kitchen, living room, two bathrooms, laundry, family room, outdoor patios and a large yard.

Governor Sheila Oliver, who serves as DCA Commissioner and HMFA board chair. "The benefit of living as an integrated part of the community while receiving supportive services is the key to success and we welcome this addition to supportive housing in Somerset County."

"The creation of supportive housing is essential in enabling persons with special needs to live with dignity and independence within communities of their choice", said Melanie R. Walter, Executive Director, New Jersey Housing and Mortgage Finance Agency. "We are honored to provide capital funding to increase the supply of affordable and quality housing with support services and additional residential opportunities."

NJHMFA, the largest provider of special needs funding in the state, provided construction and permanent loan financing for Middlesworth Road Supportive Housing from the Special Needs Housing Trust Fund in the amount of $334,091 at an estimated annual interest rate of 0%, for a term of 30 years. This development was also made possible through additional funding from Somerset County Home Funds, the New Jersey Division of Developmental Disabilities, and ADTI Housing Corp. equity.

"NJHMFA, along with Somerset County Community Development Office and the NJ Division of Developmental Disabilities, are incredibly supportive of the IDD community as a whole, and Alternatives has enjoyed a wonderful and fruitful relationship with them for many years."

The Special Needs Housing Trust Fund program provided capital financing in the form of loans, grants, and other financial vehicles and investments to create permanent supportive housing and community residences for individuals with special needs. Although all remaining funds in the Special Needs Housing Trust Fund have been allocated and expended, the Special Needs Housing Subsidy Loan Program is active with funding available for supportive housing projects. Since 2010, 24 projects have been committed in Somerset County, providing 220 supportive service beds through several NJHMFA supportive housing programs.

Somerset County Home Funds are part of the HOME Investment Partnership Program and are federal entitlement grants funded through the US Department of Housing and Urban Development. The singular mandate of the HOME program is to expand the supply of decent, safe, sanitary, and affordable housing for low- and moderate-income individuals.

The State of New Jersey Division of Developmental Disabilities provides public funding for services and supports that assist New Jersey adults with intellectual and developmental disabilities age 21 and older to live as independently as possible.
